White Box Reinstatement in Durban
We partner with property agents and owners of industrial and commercial buildings to restore vacated premises to a white-box condition, ready for re-letting.
What a white box actually is
When a tenant moves out, what they leave behind is rarely lettable. Partitions cut into odd shapes around a business that no longer exists. Branding on the walls. Shelving brackets, cable trays and fixings left screwed into the plaster. Patches of colour where signage came down.
A white box strips all of that back to a clean, sound, neutral shell — the tenant’s fit-out removed, the damage underneath made good, and the whole space coated in a clean white or neutral. No branding, no leftovers, no distractions. A blank canvas the next tenant can picture their own business inside.
It is a well-established approach in commercial property internationally and it is now taking hold in South Africa, as agents and landlords work out how much difference the condition of a vacant unit makes to how quickly it lets.

Why a white box lets faster
A prospective tenant walking into a unit still carrying the last occupier’s fit-out has to do two jobs at once: imagine their own business in the space, and mentally price the work needed to get it there. Most will do neither. They will simply move on to the next unit on the list.
It shows up before the viewing too. Vacant premises photograph badly when they are full of someone else’s leftovers, and the listing photographs are what decide whether a viewing happens at all.
A white box does the opposite. It photographs cleanly, it shows the actual space and its proportions rather than the mess, and it quietly signals a landlord who looks after the building. On a vacant unit, every month on the market is rent that is never recovered — the reinstatement is usually small next to the cost of the vacancy it shortens.
What we do
We handle the whole reinstatement as one contract, so there are no gaps between trades and no arguments later about whose work failed:
- Strip-out of the tenant’s fit-out
- Removal of partitions, shelving and fixings
- Old signage and branding removed
- Making good — patching, cracks, plaster repair
- Full repaint to white or neutral
- Walls, ceilings and exposed structure
- Roller shutter doors and steel
- Balustrades and structural steelwork
- Concrete spalling repair to Stoncor specification
- High pressure cleaning of the premises
We apply Plascon, Dulux, Prominent, Prodec, Stoncor and Midas systems and specify to the building rather than to a single brand. An exposed warehouse structure, an office interior and a coastal elevation are three different problems, and on a Durban industrial building they may all be on the same site.
Who we do this for
This is work for property professionals rather than homeowners, and we already do a great deal of it for the managing agents and landlords who run commercial and industrial stock across the greater Durban area.
- Property and managing agents
- Landlords and building owners
- Body corporates and trustees
- Warehousing and distribution units
- Factories and industrial premises
- Offices and retail units
We work for Broll, Trafalgar, Maxprop, JT Ross, Eris Property, Attlee Agency, Ballito Estates, Comprop, UTH and Wakefields, so the reporting, documentation and site conduct a managing agent expects are already how we operate.
Working to a handover date
On a vacated unit the programme matters as much as the finish. There is usually a date the space needs to be back on the market, and often a narrow window between the outgoing tenant’s exit and the first viewing.
We programme to that date, phase the work so the noisy and dusty stages happen first, and keep one site supervisor accountable from strip-out through to the final coat. You deal with PJ, not with three separate contractors blaming each other.
We are OSH compliant and BEE compliant, hold a valid Letter of Good Standing, and carry R5m public liability cover — the documentation most managing agents want on file before anyone sets foot on site. We are a full member of the Master Builders Association KwaZulu-Natal (16031) and a preferred applicator for Plascon, Dulux, Prominent, Prodec and Midas, and the work carries our 3-year workmanship warranty. It is all on our credentials page.
