Two Ballitos, two different jobs

Ballito has changed faster than almost anywhere in KwaZulu-Natal, and the painting work splits neatly in two.

There is the older Ballito — beach houses and small blocks, some of them decades old, sitting in full coastal exposure with accumulated maintenance backlog. And there is the new Ballito — estate housing, sectional title and commercial development, much of it under five years old, where the requirement is planned maintenance to keep a body corporate’s asset from ever getting into that state.

Those need different conversations. On the first we usually start with an honest condition assessment; on the second we are more useful helping trustees plan a cycle.

Estate and body corporate work

Much of the growth here is inside controlled estates, including Ballito Estates and the coastal forest estates north of the town. We come with the documentation those estates require — Letter of Good Standing, R5m public liability, OSH compliance and MBA membership — and our teams work in uniform under a named supervisor.

Coastal exposure this far north

The Dolphin Coast gets high humidity, strong UV and salt-laden onshore wind, with heavy summer rainfall on top. Sea-facing elevations need a genuinely coastal-rated system, and metalwork needs correct primer selection or it will bleed rust through a new finish within a season. We specify to the exposure rather than applying one product across a whole building.
