A small village with a big exposure problem

Umdloti is close to the water and largely unsheltered. Properties on the front line get continuous salt spray, and even homes several streets back sit in salt-laden air most of the year. It is one of the more aggressive coastal environments on this stretch of coast.

The practical consequence is that anything ferrous fails first — burglar bars, gates, balustrades, garage doors, roof sheeting fixings, window frames. On most Umdloti properties we find ourselves doing as much steel preparation and protective coating as wall painting.

Holiday and rental properties

A large share of Umdloti’s housing is holiday accommodation or short-term rental, often with owners living elsewhere. That brings its own requirements:

• Work scheduled between letting periods
• Photographic progress reporting for absent owners
• Written quotations you can approve remotely
• Secure handling of keys and access
• Neighbour-conscious working hours
• Full clean-up before handover

What we recommend on the beachfront

Salt is relentless, so on exposed Umdloti properties we normally advise a full wash-down and thorough surface preparation rather than a cosmetic overcoat, correct primer selection on all metalwork, and a coating system chosen for coastal exposure specifically. We would rather quote the job properly once than come back in two years.

We also carry out waterproofing and leak detection — flat roofs, parapets and box gutters take a beating here, and driving rain finds every failed detail.
