The most exposed coastline we work on

Umhlanga’s sea-facing buildings take the worst combination of conditions in the region: constant salt spray, driving onshore wind, high humidity and unfiltered UV. On a beachfront elevation a domestic-grade coating can begin failing within two or three years, while the sheltered landward face of the same building still looks acceptable.

We routinely specify different systems for different elevations of the same building. It costs marginally more on paper and considerably less over the life of the building.

High-rise and sectional title

Much of Umhlanga is multi-storey and under body corporate or managing agent control. That changes the job: you need a contractor who can price accurately for access, produce a method statement, carry proper cover, work around residents, and report to a trustee meeting.

Umhlanga Ridge and the estates

Beyond the beachfront, Umhlanga Ridge is largely modern commercial and mixed-use, where the priority is finishing without disrupting tenants. In the residential estates around Somerset Park the priority is the opposite — access control, working hours and a team that looks and behaves the part. We have worked on estates including Somerset Valley and Ocean Dunes, and our crews work in Performance Painting uniform.
