The mist belt changes everything

Kloof sits high on the Upper Highway with the gorge on its doorstep, and its climate is genuinely different from the coast twenty minutes away. Higher rainfall, frequent mist, cooler temperatures and long periods where humidity simply never drops far enough for a wall to dry properly.

Salt corrosion is not the enemy here. Persistent moisture is. Coatings fail from behind rather than from the surface, and biological growth thrives on any elevation that does not see direct sun.

Large plots, large surfaces

Kloof properties tend to be generous, often with substantial timber elements, outbuildings, retaining walls and long boundary walls. That means a repaint here is usually a bigger surface area than the same-sized house on the coast, and timber maintenance is a much larger share of the work. We quote the whole envelope so there are no surprises halfway through.

Breathable systems matter

In a mist-belt environment, sealing a damp wall behind an impermeable coating traps moisture and guarantees failure. Where the substrate needs to breathe we specify a system that lets it, and where the real problem is a drainage or detailing failure we would rather fix that first. We apply Plascon, Dulux, Prominent, Prodec, Stoncor and Midas systems and choose between them on the merits of the building.
